Greystar and ZÜBLIN are starting construction of &Amsterdam in Amsterdam Zuidoost
Official launch with the driving of the first pile
With the driving of the first pile, construction officially began today on &Amsterdam: an ambitious new residential complex comprising 561 rental flats in Amstel III, Amsterdam Zuidoost. The symbolic ceremony was performed by Vincent de Kom, district councillor for Amsterdam Zuidoost, and marks the start of a development that will give new impetus to the Amstel III regeneration area.
&Amsterdam is a project and investment by Greystar, a global market leader in the investment, development and management of high-quality rental properties. Construction is being carried out by ZÜBLIN Nederland, part of STRABAG SE. Completion is expected in 2028.
Vincent de Kom, district councillor for the City of Amsterdam: “The housing challenge facing our capital is enormous. And the Zuidoost district is shouldering a large part of that challenge. By building around 40,000 new homes over the next 20 years, we are creating a city within a city here. As a local authority, we could never achieve this on our own. Collaboration is key! And that collaboration is clearly evident in the &Amsterdam project. The aim is to keep housing in our district affordable for as wide a group as possible. In doing so, we’re not just looking at housing, but also at quality of life and social cohesion in our neighbourhoods. That’s a challenge – one that requires courage from all parties involved.”
New urban housing development
&Amsterdam comprises three residential blocks with a total of 561 flats, divided between social housing, mid-range rental and the private sector. The scheme also includes approximately 1,000 m² of commercial ground-floor retail space and approximately 200 parking spaces in an underground car park. The buildings, ranging in height from 30 to 77 metres, are grouped around a green courtyard and were designed by Powerhouse Company and Rijnboutt.
Sustainable urban development
The project is being carried out with high sustainability ambitions. For example, the residential complex will be fitted with a thermal energy storage system, solar panels and a smart rainwater harvesting system. It aims to achieve an A++ energy rating and BREEAM-NL In-Use Excellent certification.
The construction of &Amsterdam is being carried out by ZÜBLIN Nederland. Amstel III Area Development
&Amsterdam is situated in the heart of Amstel III, an area undergoing a transformation from an office district into a mixed-use urban neighbourhood. Around 5,000 new homes are set to be built here in the coming years. Greystar is active in the area as a developer, with projects including OurDomain, The Ensemble and HB Road. Greystar is actively involved in the development of nearly 3,000 homes and also manages over 1,500 homes in Amstel III. This makes it one of the key players in the area’s development in Amsterdam Zuidoost.
