Project overview

STRABAG’s Dutch subsidiary, ZÜBLIN Nederland B.V., is to carry out a major residential construction project in Amsterdam for Greystar, a global leader in the investment, development and management of high-quality property across the residential sector. The three-part building complex “&Amsterdam”, with a total gross floor area of 57,017 square metres, will be built in the Amstel III development area in Amsterdam Zuidoost – an area currently undergoing a transformation from a single-purpose office district into a vibrant urban neighbourhood. The urban development project will ease the strain on the tight rental housing market in the Dutch capital: &Amsterdam comprises three buildings with a total of 561 multi-occupancy dwellings across a living area of 48,000 square metres, supplemented by 1,000 square metres of commercial space and an underground car park with approximately 200 parking spaces.

Cutting-edge architecture meets sustainable technology

The 561 flats are divided into different categories: social housing, mid-range rental and private sector rental. The size of the flats ranges from 30 to 120 square metres. Roof gardens contribute to the green appearance and quality of life, and the buildings – 77 m, 45 m and 30 m high – are grouped around a communal courtyard garden. On the ground floor of the complex, there is commercial space for restaurants, shops or services, as well as communal areas for residents.

Visually, the different façade finishes give the project a dynamic yet cohesive appearance. Another key feature of the design is the integration of sustainable technologies. The building is equipped with a thermal storage system, solar panels on the roof and a rainwater harvesting system that discharges the collected water into the sewer system with a time delay. Upon completion in the spring of 2028, &Amsterdam will meet energy efficiency class A++. The aim is also to achieve BREEAM certification (Excellent) for the building’s operation.
